Concrete overlay is a thin layer of polymer-modified concrete (typically 1/4 inch to 2 inches thick) bonded to an existing slab to restore the surface without tearing it out and starting over. It's the right call when the underlying slab is structurally sound but the surface is worn, stained, spalled, or just ugly. The wrong call when there's serious cracking, settlement, or moisture coming up through the slab—overlay won't fix structural problems, it'll just hide them for 6 months and crack along the same lines.

We install micro-toppings (1/8–1/4 inch decorative finishes), self-leveling overlays (1/4–1 inch for floors), stamped overlays (1/2–1 inch with imprinted texture), and broom-finish overlays (functional resurfacing for driveways and patios). All overlays use polymer-modified cement that bonds to existing concrete at 400+ PSI shear strength when properly prepped—which means diamond-grinding or shot-blasting the existing surface to open the pores. We don't acid-etch and call it prep; that's how overlays fail. Pricing runs $3–$8 per square foot for standard broom overlays, $7–$15 per square foot for decorative stamped or stained overlays.

Mechanical Surface Prep, Not Acid Etch

Acid etching produces a clean-looking surface that overlay won't bond to. The polymer-modified topping releases within 1–2 years and starts delaminating. Every overlay we install starts with diamond grinding or shot blasting to a CSP-3 or CSP-4 profile (per ICRI surface prep standards). It's slower, dustier, and more expensive than a chemical etch, but it's the only way the bond actually holds for the 15–25 year service life polymer-modified overlays are rated for.

Honest Assessment Before Quoting

Overlay isn't the right answer for every worn slab. If the underlying concrete has cracks wider than 1/8 inch, settlement, freeze-thaw spalling deeper than 1/2 inch, or moisture coming up through the slab, an overlay will fail. We walk the slab, do moisture testing if needed, and tell you when overlay is the right answer—and when it's not. Saying no to a bad project is how we keep a clean callback record.

Decorative Finish Options

Overlays open finish options that aren't available on aged concrete. We do integrally-colored micro-toppings (40+ pigment options), acid stains and water-based stains for variegated color, stamped patterns that imprint stone, slate, wood plank, or ashlar texture, and polished overlay floors with diamond-grit honing. Finish choice drives material cost more than labor: budget options run $4–$6 per square foot, premium stamped or polished finishes run $10–$15 per square foot.

Pool Deck & Patio Specialization

Pool decks and patios are where overlay shines: the existing slab is usually structurally fine, the surface gets sun-damaged and stained over 10–20 years, and tear-out costs $4–$8 per square foot before any new pour. A 1/4-inch decorative overlay refreshes the surface, hides minor staining, and adds cool-touch finishes (UV-reflective pigments that drop surface temp 15–20 degrees on hot days). Service life is 15–25 years with proper sealing every 3–4 years.

Garage Floor Self-Leveling Overlays

Aged garage floors with uneven settlement, oil stains, and worn surfaces are textbook overlay candidates. We pour 3/8-inch to 1-inch self-leveling polymer-modified overlay that fills low spots, restores a perfectly flat surface for epoxy or polyurea topcoat, and bonds permanently to the original slab. The result is a garage floor that performs and looks like a new pour at 40% of the tear-out-and-replace cost.

Bonding Primer & Cure Compound Discipline

Polymer-modified overlay bonds in three layers: mechanical prep, latex bonding primer (rolled or sprayed before the topping goes down), and proper moist curing for 24–72 hours after placement. Skipping the bonding primer or letting the prepped surface dry out before the overlay goes down breaks the bond every time. We don't skip steps and we don't accelerate cure to free up the slab early—slow cure is what makes the system last.
