Can Your Driveway Be Lifted? The On-Site Diagnostic
Every driveway is either a lift candidate, a partial-replace candidate, or a full-replace candidate. The five things we look at on the walk:
1. Crack width and pattern. Hairline cracks and controlled joint cracks are fine. Cracks wider than 1/4-inch across a whole panel, or cracks that break a panel into obvious pieces of rubble, mean the slab is no longer acting structurally and can't be lifted as a unit.
2. Settlement pattern. Uniform settlement (whole panel dropped an inch, flat) is a straightforward lift. Differential settlement (one corner dropped 2 inches, other corner still level) creates a tilt that stresses the slab — usually still liftable but requires more careful injection sequencing.
3. Subgrade condition. A subgrade that has been washed out and is now a series of empty voids under the slab lifts easily but takes more foam pounds. A subgrade that has compressed and is now dense clay lifts fine but needs more injection pressure. A subgrade that is actively moving (an ongoing plumbing leak, an unfixed downspout) can't hold any lift until the water source is fixed.
4. Surface condition. Surface scaling, popouts, and freeze-thaw damage to the top 1/2-inch of the slab are cosmetic — a lift can be done, but the driveway will still look worn. If the appearance is the primary reason for the call, resurfacing or replacement may be the better path.
5. Slab thickness. Older residential driveways in NC were often poured at 3 to 3.5 inches instead of the current 4-inch standard. Thin slabs are more prone to cracking during lift because the foam pressure has to be more carefully controlled. Still liftable, just requires a contractor who understands foam pressure calibration for thin slabs.
The Five Root Causes of a Sinking NC Driveway
A lift without root-cause repair is a 12 to 24 month fix. Every one of these five is fixable, and every one needs to be fixed before or during the lift for the work to hold long-term.
1. Downspout and gutter discharge dumping at the driveway edge. The most common cause we see. Downspout dumps water 18 inches from the driveway edge; that water flows along the slab edge and slowly erodes the subgrade underneath. Fix: extend downspouts 6 to 10 feet away from the slab, or tie them into a below-grade drain that daylights well away from any concrete.
2. Active or historical plumbing leak under the pad. A leaking supply line, sewer main, or irrigation line under the driveway pumps water into the subgrade continuously. This washes out subgrade material until a void forms and the slab drops into it. Fix: pressure-test the water lines, camera-inspect the sewer, and repair before any lift. Foam over an active leak is money burned.
3. Expansive clay soil shrink-swell. The NC piedmont sits on clay soils that shrink during drought and swell during heavy rain. Cyclic movement lifts the slab in wet season and drops it in dry season. Not fully preventable — you can't change the clay under the pad — but you can reduce the swing by controlling the water source (see items 1 and 2) so the clay stays at a more consistent moisture level.
4. Tree root intrusion. Roots from large trees within 15 to 25 feet of a driveway grow into the subgrade, lift the pad from below, and then die back as the tree ages or is removed — leaving voids the slab drops into. Fix: root barriers, root removal, or in extreme cases tree removal before the lift. If the tree stays and the roots stay, the same lift will fail again as roots continue to move underneath.
5. Stormwater sheet flow across the pad. Driveways at the low point of a yard's drainage pattern collect and channel stormwater across their surface. Over years that flow carries subgrade fines out from under the slab edge. Fix: regrade the surrounding yard to divert flow, or install a channel drain or French drain along the driveway edge.
What a Foam Lift Actually Does (and Doesn't Do)
What it does: lifts the slab back to design grade, fills voids under the pad, stabilizes the subgrade against future erosion, and seals accessible cracks against future water infiltration. Structurally the slab is restored to its poured condition.
What it doesn't do: replace cracked or broken concrete, fix surface scaling or freeze-thaw damage, prevent future clay soil movement (only partially, via water source control), or stop tree roots from growing back. The lift restores the slab; other work restores the concrete condition.
A common misunderstanding is expecting a foam lift to "repair cracks." Foam can seal cracks against water and stabilize the slab so the cracks stop widening — but the visible crack line remains.
