If one side is higher than the other, the subgrade has failed under one side and the slab is settling in pieces. Any vertical displacement pushes the diagnosis from "crack repair" to "settlement repair."

3. Crack pattern

  • Straight, at a right angle to a slab edge or joint: usually shrinkage from improper joint spacing. Cosmetic.
  • Curved, following the outline of a joist, subgrade change, or plumbing chase: settlement following an underlying feature. Diagnostic needed.
  • Radiating outward from a point: point-load failure (something heavy sat on the slab and cracked it). Assess whether the slab is under-spec'd for its intended use.

What Causes Slab Cracking in NC

1. Shrinkage during initial cure. Concrete shrinks as it cures. If the pour didn't have properly spaced control joints (typically at 2 to 3 times the slab thickness in feet — a 4-inch slab needs joints every 8 to 12 feet), the slab cracks wherever it needs to relieve that shrinkage stress. Unavoidable on old slabs poured without adequate joints. Repair with route-and-seal.

2. Settlement. Subgrade under the slab either compressed over time (poor original compaction), was eroded away (downspouts, plumbing leak, stormwater flow), or moved from expansive clay cycling. The slab drops into the resulting void and cracks. Fix: foam stabilization plus water-source repair.
