3. Root intrusion and dieback. Roots from mature trees within 15 to 25 feet of a slab grow under the pad, physically displacing subgrade. When the tree dies, is removed, or when a root system shifts, the roots decompose and leave voids matching the root pattern. Common on properties where a large tree was removed 3 to 10 years before the slab settlement showed up.

4. Poor original base preparation. A slab poured over uncompacted or loose fill continues to consolidate for years as the slab load compresses the subgrade. Even without any water source, the settlement can produce voids at the underside of the slab as compacted areas drop and less-loaded areas retain their original height. Common on slabs from the 1970s through 1990s in areas where developer-grade prep was minimal.

Why Voids Matter Even When the Slab Looks Fine

A slab bridging over a void is a beam in bending — the slab spans the void and is supported only at the edges of the void. Concrete is strong in compression but weak in tension, and a slab acting as a beam over a void puts its bottom face in tension.

What happens next depends on the load and time:

  • Under vehicle or equipment load: the slab flexes and eventually cracks across the void. Cracks propagate outward from the void as the void grows.
  • Under sustained self-weight: the slab creeps downward slowly until it makes contact with the void bottom, or cracks as the tension exceeds the concrete's capacity.
  • Under freeze-thaw cycles: water enters the void, freezes and expands, and pushes back against the slab underside — a cycle that accelerates crack propagation.

This is why a slab that "looks fine but sounds hollow" is a real concern. The void underneath is a countdown to visible failure. Filling it while the slab is still intact is a fraction of the cost of dealing with it after the slab has cracked.

Finding and Sizing a Void — What a Contractor Does On Site

Sounding. Walking the slab with a rubber mallet or dense rubber ball and listening for the ring. Solid subgrade under the slab produces a dull thud; a void produces a distinctly hollow ring. Fast, free, and catches most residential voids larger than 1 or 2 cubic feet. Doesn't catch small deep voids or voids under thicker slabs.

Diagnostic coring. Cutting a 2 to 3-inch core through the slab in a suspect area and either visually inspecting the subgrade or inserting a borescope camera. Exact — you see the actual void geometry — but destructive (leaves patches the size of a coffee cup). Used to confirm and measure larger voids identified by sounding.

Ground-penetrating radar (GPR). Non-invasive scan that maps the subgrade under the slab and identifies voids by their radar signature. Gold standard for large jobs, commercial slabs, or foundation stabilization where you need a complete void map before quoting. Adds $600 to $2,500 to the job on residential work, usually justified only for larger scopes.

On typical residential fill jobs, sounding plus a diagnostic core is enough to size the fill quote correctly. Anything larger or higher-consequence gets GPR.

Fill-Only vs Fill-Plus-Lift — When Each Makes Sense

Fill-only is right when:

  • The slab is still level or close to level and stopping future movement is the goal.
